After accepting the quote, booking a date and finding alternative accommodation (which we highly recommended) we are thunderbirds go and ready to begin. The area to be sanded must be cleared of furniture, fridge, dishwasher etc. before the team arrive to begin
Before We Arrive To Sand Your Floors
If building or renovating, the start date for sanding and coating floors is critical particularly in relation to other trades.
- Any silicone or silicone based product, which comes into contact with the floor after sanding but prior to any of the 3 coats will cause rejection of the coating. Silicone is often found on the footwear of plumbers and glaziers.
- Ensure there is adequate lighting and power available. More than one power outlet is required.
- The floor area to be sanded is to be cleared of debris and furniture. All furniture should be removed together with all floor covering including staples, tacks etc. If there are staples, tacks and smooth edge on the floor, a quotation for its removal can be provided.
- Remove all indoor plants, as the solvents in polyurethane will damage foliage.
- Remove all unsealed food from the pantry and other storage areas (as the smell of polyurethane can taint them)
- Switch all central heating, under floor heating or air conditioning units off. Do not turn any of these on again until all coats have been done and floors are completely dry.
- Make sure all gas pilot lights (including hot water system) are out. Gas and electrical appliances are to be disconnected by qualified personnel and removed.
For existing homes and renovations, while in the first stages of sanding, it is okay for you to walk on your floor, however in the final stages of sanding, you and everyone else will have to stay off the floor. The area needs to be isolated entirely.

Coating Systems Application
After the sanding is complete, a vacuum and general tidy up is completed the floor is now ready to be coated. There are two main options when it comes to what you want to apply to your flooring.
1. Moisture-cured polyurethane
- Three coats are applied
- Hard and durable
Things to consider:
- Very strong solvent based odour (can last between one to two weeks)
- May taint food in cupboards; suggest food which is not in closed container be moved from kitchen area.
2. Water-based polyurethane
- Generally recommend a 4 coat system
- Good – Low odour
- You don’t necessarily need to leave the house (depends on areas being coated – talk to Barry)
- Commercial grade used
- Will hold the timber a lighter colour
Things to consider:
- This does not come in a Gloss finish
